Once you have found a suitable property, we can assist you with finding out as much information about the property as possible. However viewing the property is strictly advised. To do this, contact us to arrange a suitable time to view the property or check the dates for open house / block viewings.
Before being able to place a bid or view the legal packs, you must first register an account with us. You can do this either online or by visiting our partner agent in branch. To activate your account, you must first verify your email and register your details with your registered address. Tip, add the property you are interested in, into your watch list to get updates on any bidding activity or new updates associated. Don’t have internet access – no problem, you can submit a proxy bid which will authorise our team to bid up to your maximum price. Once you have registered and your account and it’s active you will be able to download and view the legal pack. This has been compiled by the vendors solicitor and generally contains copies of the Title Deeds, Special Conditions of Sale, Land Registry Search, Leases (if applicable) and other appropriate documents. These are available to download via the property details page on our website. It is important that you inspect the paperwork before placing a bid and view the terms of sale with the property. Tip, Always remember that if the online electronic hammer falls on your bid then a binding contract comes into existence, so make sure that you do all your due diligence beforehand and have all your documentation provided by your solicitor.
Before placing a bid on a property, you must first complete the AML check by confirming your details in the account area, just click the save button at the bottom of the page and the details will be submitted. The check is instant and once your Anti Money Laundering check is complete, if you want to bid on a property you can do so online or by visiting our partners agents in branch. To bid, enter your bid amount, and ‘confirm’ to submit your bid in real time. Note, Please ensure you have carried out all due diligence and have the funds to purchase the property. All bids are binding, and you will automatically enter into a contractual agreement to purchase the property with the vendor at the end of the auction / fall of the electronic hammer if you are the winning bidder. If you are not entirely happy with any information provided our advice is “Do not Bid”. If you do bid, you will be bound by any matters that may arise. As a rule, you can't retract or cancel a bid. Once you place a bid, you agree to purchase the property at the bid amount entered.
If you are the winning bidder, you will be required to pay the Buyer’s Premium fee of 1% (+ VAT) of the purchase price (subject to a minimum amount of £3,000) at the end of the live auction which is non-refundable and will be taken from your credit card that you registered with us, at this point the sale will become legally binding. We will contact you after the auction to transfer the reservation fee of 1% of the purchase price. You will then have a period 28 days to liaise with your conveyancing solicitor and exchange contracts and transfer 10% (less the 1% you have already paid) of the purchase price to the vendor. Completion will then take place in a further 14 business days (unless specified in the legal pack).
As you will need to exchange within 28 days and complete within 14 days, we advise you to have a conveyancing solicitor ready to act on your behalf. Your sale will be dealt with by our sales progression team who will keep all parties up to date with the progress of the sale. During this period, we advise you act swiftly and liaise with your conveyancer to ensure deadlines for completion are met. Note, if you require assistance with appointing a suitable conveyancer, please speak to our auction team or the partner agent who can assist in appointing one of our panel solicitors.
It’s the day the final funds are transferred and the day you get the keys to start either moving into your new home or receiving the income from your investment. You can arrange to pick your new keys up either directly from the vendor or alternatively we can arrange for the keys to be left with your solicitor / our partner agents.
