1. Setting a Reserve Price
We will suggest a guide and an “undisclosed reserve price” and invite you to sign our terms of engagement. The ”reserve price” is the lowest price your property will sell for. This figure is set separately to your starting bid price to ensure you reach a value you are happy for the property to sell for.
2. Marketing
When preparing your property for marketing we will inspect it, take measurements and have the property photographed (should we feel the photographs are unsatisfactory we can arrange for professional photographer to come to your property at a small cost to you).
We then offer unrivalled market exposure of your property. Our auction is online worldwide and shared amongst our extensive auction network instantly.
3. Legal Pack
We will introduce you to a specialised Auction conveyancer who will prepare the legal pack which generally contains copies of the Title Deeds, Special Conditions of Sale, Land Registry Search, Leases (if applicable) and other appropriate documents. The cost of the legal pack fee is £149 payable before we start to market your property.
4. Managing the Live Auction
You will be notified each time a potential buyer wants to arrange a viewing; we will try to organise block viewings and we will keep you updated regarding any bids during the live auction.
5. Winning Bidder
At the fall of the electronic hammer, the winning bidder will have 28 days to exchange contracts.
6. Completion
Opal Property Auctions will undertake the sales progression, with 28 days to exchange contracts, and a further 14 business days to completion.
Your sale will be dealt with by our sales progression team who will keep all parties up to date with the progress of the sale. During this period, we advise you act swiftly and liaise with you conveyancer to ensure deadlines for completion are met.
